楊洛婷指「當買咗個開心」

傲瀧位置優越,毗連科技大學,加上屬於低密度豪宅,吸引已故方逸華、劉凱威、關智斌、商台少爺占、王浩信、周柏豪入手做業主。Dear Jane主音黃天翱則於2018年樓市高峰期時,斥資2034.76萬元買入1,183方呎三房戶,並以200萬元購入車位。

黃天翱持貨能力頗強,持有單位六年終於沽貨離場。可惜計1,828萬元成交價,今次沽貨實蝕約500萬元。據報楊洛婷解畫,指賣樓是為了方便子女返學,對於蝕讓,她直言現時全港樓價都下跌,成交做價算市價水平。她表示疫情三年一家在傲瀧生活,面對綠化環境,又可以於附近行山及在會所游水,「當買咗個開心」。

傲瀧雖然是明星盤,用家楊洛婷賣樓仍唱好屋苑,但屋苑持續錄得蝕讓。去年十月三房兩廳望內園景單位,以1,538萬元成交,原業主蝕320萬元。去年十二月三房套同樣望內園景單位,以1,570萬元沽出,原業主蝕370萬元。值得一提是這兩個單位與黃天翱一樣,均是在2018年樓市高峰期上車,之後樓價經歷漫長調整期,耐心持貨亦要蝕讓離場。

傲瀧商場近期亦告易手,新世界於三月底以1.15億元出售四層商場連同逾50個車位,登記買家為富貴星有限公司,其中一名董事黃關林,與申洲國際執行董事同名同姓,料為同一人。據報商場連車位每月收租45.82萬元,按成交價計收租回報逾4.7厘。
