bossini 現時為李寧旗下飛凡領越(0933.HK)品牌之一,參考集團2024年財報,bossini 由年中近100間分店勁縮至60間分店,業務僅佔集團整體收益4.4%,與核心業務英國 Clarks 收益86.3%佔比成強烈對比。飛凡領越解釋bossini仍處於產品及渠道重新定位,導致收益減少。

品牌仍處於調整期兼大手縮減分店,加上面對本地零售市道不振,bossini 肯定都不能避免要好好控制成本。據報 bossini 是恆地旗下馬鞍山新港城中心長期租戶,近期要求商場減租不果,管理層於是在櫥窗張貼「貴租無理」大字報表達不滿。商場回應時承認租戶有就現時租約提出建議,雙方仍就建議商討中。

值得留意是大字報事件在網上瘋傳後,同日午後到新港城中心分店實地視察,發現大字報已下架,換上一般減價訊息。大字報下架,既可能是管理層憂慮事件發酵暫緩行動,亦不排除商場一方見大企業租戶出聲控訴,要求租務部加快跟進減租協商,甚至釋出「有商有量」信號,令大字報可以功成身退。

要知道大字報行動成功與否,最簡單方法係留意未來數月 bossini 新港城中心分店是否運作如常。既然去年bossini 已手起刀落大減分店,今次爭取減租不成,唔爭在 cut 多一間。假如成功爭取減租,難得在這個商場插旗多年,只要計到數亦不會輕易退場。

大字報攻勢不論成敗,都標誌大企業為爭取減租啟動第一槍。現時市道之下,有 bossini 作為先行者,細舖被加租,在選擇執笠前都寧願絕地反擊貼滿大字報,大企業連鎖店未必會貼滿控訴大字報,但在減價訊息中加一、兩幅爭取減租標語,都可能成為新常態,屆時大、中小企業控訴貴租大字報,創意度可能極速追上物業代理的「地產文學」,成為城市新風景,當然商場大業主及舖位業主,除了擔心租戶流失,亦多了一重租戶以「信息戰」反擊的壓力了。
