50指標屋苑買賣按周減30% 近四周最少 利嘉閣:盤源未及補充|樓市數據

利嘉閣地產研究部主管陳海潮表示,二手指標屋苑交投經過連周衝刺後,在盤源未及補充下,上周暫且稍作喘息回氣,但仍能維持在逾百宗的相對高水平,反映整體市底十分穩健。綜合利嘉閣地產分行數據所得,全港50個指標屋苑於上周(2/2—8/2)共錄120宗買賣個案,較前周(26/1—1/2)的172宗減少30%,為近四周最少。

按地區劃分,上周港島、九龍及新界三區交投量全線減少,當中以港島區的減幅最顯著,該區8個指標屋苑上周共錄18宗買賣,較前周的31宗減少42%,其中杏花村交投量由前周的7宗,大減86%至上周的1宗;太古城上周錄得4宗成交,較前周的12宗減少67%;南豐新村、鯉景灣及嘉亨灣分別錄得1宗至2宗交投,較周減幅各達50%

新界區方面,21個指標屋苑上周共錄44宗買賣,較前周的67宗減少34%,其中銀湖‧天峰及錦繡花園各自僅錄1宗成交,分別按周減少67%86%;柏慧豪園交投量由前周的5宗,減少60%至上周的2宗;名城及嘉湖山莊分別錄得3宗及8宗買賣,按周各自減少40%43%;沙田第一城及藍天海岸各錄6宗及3宗交投,分別按周減少14%25%

至於,九龍區21個指標屋苑上周共錄58宗交投,較前周的74減少22%,當中匯景花園交投量由前周的4宗,減少75%至上周的1宗;海逸豪園及麗港城期內分別錄得2宗及5宗交投,按周各自減少67%64%;維景灣畔上周錄得3宗買賣,較前周的5宗減少40%;美孚新邨期內錄得9宗成交,按周減幅達25%;新都城及都會駅各錄4宗交投,分別按周減少20%。此外,在全港50個指標屋苑之中,上周共有9個屋苑錄得「零成交」,較前周的8個增加13%,當中九龍區及新界區分別佔2個及7個屋苑,港島區則全線屋苑均有錄得成交。

陳海潮指出,踏入農曆新年前的最後一周,不少業市及準買家已陸續收兵,預備賀歲及出外旅遊,估計本周的指標屋苑買賣會漸次縮減,甚或回落至百宗以下;不過,此乃新年前後一周常見的正常淡市現象,相信月底待財政預算案公布後,三月開始市場會再度熱鬧起來,屆時一手新盤及二手屋苑將再現旺勢,整體首季展望仍較樂觀。
