十大屋苑｜周末錄6宗買賣按周跌四成利嘉閣：長假外遊效應顯現交投降溫｜二手市況

利嘉閣地產總裁廖偉強表示，雖然上周美國聯儲局再減息，香港亦跟隨減0.125厘，但受制於上周六(21日)冬至，加上聖誕及新年長假期臨近，節日氣氛濃厚，大批買家及業主都開始外遊度假，二手市況難免會急速降溫。綜合利嘉閣地產分行網絡數據，在今個周六日(21至22日)十大指標屋苑共錄得6宗成交，較對上個周六日(14至15日)的10宗回落40%。

廖偉強指出，由於長假期效應會持續至明年初，約睇樓及作配對也比較困難，就算有買家，亦可能傾向流入新盤市場，加上業主亦會觀望減息後的市場反應，未必會急於減價放售，故預計未來一至兩周，二手成交仍只能在低位徘徊。在今個周末兩天的十大指標屋苑中，只有3個屋苑錄得成交，並且集中在九龍區，分別為紅磡黄埔花園、荔枝角美孚新邨及將軍澳新都城，至於港島區及新界區的成分屋苑，均未有成交。

利嘉閣地產黃埔二行高級聯席董事余美寶稱，今個周末黃埔花園錄約2宗成交，其中包括1期5座一個中層E室，實用面積約777方呎，以835萬元易手，呎價約10,746元。另一宗則位於3期1座，一個面積約672方呎的高層B室，以715萬元成交，呎價約10,640元。

利嘉閣地產新都城分行首席聯席董事鄧達榮說，周末將軍澳新都城2期及3期都錄得成交，其中，新都城3期都會豪庭1座一個低層A室，實用面積約470方呎，新近以580萬元易手，呎價約12,340元。另2期11座一個高層A室，實用面積約441方呎，則以約560萬元成交，呎價約12,698元。
