舊樓市場｜香港仔舊樓呎價低見2739元 買家陳洪楷：現享租金回報7厘 長線等收購

樓市低迷，樓價時光倒流，向來是發展商爭住收購的香港仔田灣一帶被其他投資者插旗。田灣登豐街兩間舊樓錄得新成交，實用面積均為564方呎的單位，合共以309萬元易手，呎價約2,739元。新買家是利駿集團（8360）主席陳洪楷，他表示，目前兩個單位每月共收近1.9萬元租金，現享租金回報逾7厘，短線可以收住租，長線等收購。

市場消息稱，香港仔田灣登豐街2號5樓及4號5樓，單位面積均約564方呎，合共1,128方呎，成交價合共309萬，呎價2,739元。陳洪楷表示，現在是撈底好時機，舊樓市場是一個可以尋寶的地方，今次成交價比起10年前同廈成交價平一大截，區內不少舊樓已被大型發展商吼實作重建發展，故購入上述單位長線等收購。目前兩個單位每月共收近1.9萬元租金，現享租金回報逾7厘，短線可以收住租。他笑言，世事難料，話唔定收租收到個單位會留給個仔。

香港仔田灣一帶是發展商逐鹿之地，區內多個舊樓地盤已被發展商收購，部份舊樓重建項目甚至已興建成為新樓出售，包括九建登峰‧南岸、恒地南津‧迎岸分別於2015年及2018年公開發售，目前二手呎價介乎15,000多元至約20,000元，呎價距離闊，因為部份單位200多方呎，其中南津‧迎岸一個實用195方呎單位，今年4月以400萬成交，呎價20,513元。
