高臨原價加推 折實價532萬起 周六發售32伙｜佐敦新盤

一手市場暫未有全新焦點盤搶佔客源，發展商積極推售手上貨源，資本策略地產(497)旗下佐敦單幢項目「高臨」今日(6日)加推5號價單，涉及26伙，折實平均呎價約21,875元，較6月份推出的4號價單折實平址呎價21,235元，高約3%，但發展商稱是次屬原價加推；同時公布最新銷售安排，落實周六(10日)以先到先得形式發售32伙。

資本策略地產有限公司執行董事何樂輝表示，5號價單涵蓋7伙一房及19伙兩房，價單售價由618.7萬至1,093萬元，呎價介乎23,000元至26,867元。扣除最高折扣優惠14%後，單位折實售價由532.1萬至940萬元，折實呎價介乎19,781元至23,106元。

一房單位或有提價空間

何樂輝指，「高臨」7月份銷售成績理想，單月錄得5宗成交，全屬兩房單位，當中成交呎價高見2.3萬元，反映買家對項目兩房戶型的喜愛，故是次再度加推應市，當中包括19伙兩房單位。

他續指，項目自推出以來，一房單位亦深受買家歡迎，早前推出的單位已沽清，故是次亦加推7伙一房單位，惟整個項目僅提供64伙一房，現時已售出55伙，未來將更為惜售此戶型單位，或有提價空間。

「高臨」自5月推出以來，迄今售出152伙，佔已推出的單位逾八成，套現逾11.6億元，銷售成績理想。

「高臨」位於佐敦彌敦道350號，分為相連的A1及A2座，提供259伙，實用面積由232至1,589方呎，戶型涵蓋一房至三房，預計關鍵日期為2025年12月31日。項目住宅全數均為中高層或以上單位及高空會所「CLUB TOPSIDE」設區內罕有天際綠洲泳池連室內外雙健身室。
