7月零新盤申請預售樓花 半年第二次出現|一手動態

據地政總署公布,7月份未有接獲預售樓花同意書申請,屬樓市全面撤辣後首次,亦是繼今年1月份後再錄「零申請」情況。截至今年7月底,全港滾存待批預售樓花同意書單位數目為13,443伙,較今年6月份13,578伙,按月減少135伙或約1%

萬泰大埔項目獲批預售 涉135伙

至於7月份有1個項目獲批預售樓花同意書,打破6月份「零獲批」情況,涉及135伙,為萬泰集團旗下大埔公路大埔滘段4138號項目,預計落成日期為今年930日,樓花期僅約2個月。

資料顯示,該項目由萬泰集團於20167月以11.82億元投得,以總樓面面積約259,719方呎計,每方呎樓面地價約4,551元。萬泰總經理周國材當年表示,地皮總投資額介乎30億至35億元,料提供獨立屋及低密度分層單位。

利嘉閣陳海潮:發展商考慮專心賣貨尾

利嘉閣地產研究部主管陳海潮表示,發展商現時積存不少貨尾,隨著購買力消化一輪,去貨速度有所減慢,故有月份會出現零申請情況,部分發展商或考慮先專心賣貨尾,待散貨後再申請預售樓花。

展望後市,陳海潮續指,撤辣至今市場趨冷靜,買家開始顧慮其他因素,包括整體經濟走勢、股市表現等,以及美國始終未減息,高息狀態仍阻礙買家入市決定。他相信,若今年9月美國落實減息,對交投氣氛及買家心理有一定正面影響,不過實際效果有待觀察,香港是否及時跟進減息仍不確定,料減息幅度亦不會太大。本港樓市目前貨尾積存量大,發展商低價推售,拖累二手業主叫價能力,落實減息後樓價跌勢預計緩和,但全年仍有機會跌5%。
