據中原(工商舖)統計顯示,3月份商廈錄得558宗租賃成交,涉及樓面面積約177.9萬方呎,較2月的455宗及115萬方呎分別上升約22.64%54.78%,按年則增約40.55%40.01%。九龍空置率改善顯著,港島整體則持平。中原(工商舖)預期,隨著全球經濟環境未明朗,個別企業採取轉買為租策略,同時由於租金叫價有所下調,吸引更多大型機構重整其租用樓面,相信4月份寫字樓租賃交投將保持平穩向上。

中原(工商舖)寫字樓部董事陳雁樓表示,隨著金融及教育行業擴展步伐加快,商廈租賃需求穩步上升。中原(工商舖)資料顯示,3月份商廈市場錄得約558宗租賃成交,按月增加約22.64%,按年更上升約40.55%;涉及租用面積約177.9萬方呎,較2月份的115萬方呎增長約54.78%,與20243月的127.1萬方呎相比則上升約四成。月內見大型機構重組租用樓面,當中金融機構中信里昂證券以約133.6萬元租用太古廣場1期低層全層,涉及面積約16,700方呎,折合平均呎租約80元。據了解,中信里昂證券為太古廣場長期租客,自2000年起進駐,目前已租用太古廣場11719樓全層,以及低層部分單位,是次擴充辦公樓面,反映對香港業務前景看好。

至於甲廈空置率方面,3月份港島區整體空置率錄得13.86%,按月下降0.07個百分點。部分核心區重新釋放供應,空置率稍微回升,其中金鐘區空置率錄得8.54%,按月微升0.21個百分點,按年則減少0.76個百分點;而中環區錄得14.61%,按月上升0.34個百分點,按年上升2.5個百分點。

九龍區整體空置率按月表現大致不俗,3月份整體空置率錄得15.66%,按月下降0.28個百分點,但較去年同期仍增加1.7個百分點。尖沙咀最新錄得8.04%,按月下降0.22個百分點,按年亦大幅下降1.62個百分點。此外,九龍灣亦有顯著跌幅,錄得23.58%,按月減少0.68個百分點,惟按年仍有1.38個百分點增幅。

陳雁樓指3月份商廈租賃市場無論是成交宗數或租用面積都有顯著升幅,特別是銅鑼灣、尖沙咀、九龍灣等商貿核心區租盤漸獲市場吸納。然而,本港經濟面臨關稅戰等環球不明朗因素影響,市場氣氛轉淡,但有特區政府持續推出各項政策措施促進本港經濟增長,增強大型企業對香港業務信心,個別企業因應市況未明而轉買為租,亦有趁租金回調之際進一步重整租用樓面規模,因而可消化部分交吉樓面。

此外,由於教育局宣布將逐步放寬自資院校招收內地學生限額,教育機構為擴大招生積極部署,積極物色大樓面單位作辦公或校舍之用,支撐本地商廈租務市場,預料4月份整體市場將保持平穩向好的發展。
