龍湖︰將每月十多億償還境外銀團債務 望年底前清償60多億境內債券 (16:36) – 20240823 – 即時財經新聞

他指出,龍湖上半年已抓住政策機會,發行經營性物業貸達219億元,令債務成本更優,帳期更長,並以這些經營性物業貸償付了兩筆共計72億元的CMBS。未來經營性物業貸這個融資品類亦逐漸增至1000億規模,因為公司仍有更多資產會逐步開業及逐步達到可融資狀態。

至於國內信用債方面,龍湖已歸還今年到期的107億元,僅餘下今年12月到期的10億元信用債,但亦已提前將資金歸集及存好。

現時龍湖已在提前歸集及籌劃明年一季度到期的境內債券,此前已回購了當中的7億元,尚餘六十多億元,希望在年底前全部歸集在手,帶著充份現金去第二年

至於中增債方面餘額58億元,當中明年及後年到期分別為35億元及23億元,亦會繼續用經營性物業貸提前審批置換。

海外方面,海外銀團有兩個償務到期高峰,第一個是80億元銀團,已提前償還10多億元,餘額70億元左右,將從今月起每月歸還10多億元,逐步提前在明年還清。至於明年底的84億元銀團,則計劃在明年下半年分六至七個月歸還償付。而開發貸則按項目進度歸還。

上半年龍湖地產開發業務結算毛利率為由2023年上半年的14.3%,跌至2024年上半年的7.4%,跌幅達到6.9個百分點。集團首席財務官趙軼指出,未來會著重修復整個板塊的結算毛利率,強烈新項目要「拿一個成一個」,實現15至20%的毛利率,一城一策,著重項目開發毛利率及回款的平衡,兼顧回款跟利潤,修復整個板塊的結算毛利率。

他指,盈利下降是行業共同問題,地產開發板塊亦因售價壓力導致毛利率下降,地產開發板塊盈利依然承壓,但運營及服務板塊卻很好補充作用,帶來80%以上的盈利貢獻,也讓上半年集團盈利能達到47億元水平。未來開發業務將繼續聚焦係核心城市、核心板塊,著重簽約質量。
