銅鑼灣舖位租金暴挫94% 賣名表變手機殻月租12.8萬

港人北上消費加上「窮遊」旅客充斥,令零售市道疲弱,遊客熱點銅鑼灣都不能倖免,位處希慎廣場對面的一個相連舖位最近以僅12.8萬元月租租出,較上手租戶急挫94%,租戶更由奢侈品牌變為手機配件,令人不勝唏噓。

呎租$1,608變$90 暴跌94%

市場消息傳出,獲承租舖位是利園山道23至25號地下,正對著希慎廣場,步行至時代廣場亦只需少於一分鐘,屬銅鑼灣的核心區域,舖位建築面積1,430方呎,上手租客於今年二月遷出後,業主以二十萬元放租未果,最終在商戶洽租下以12.8萬元成功租出,呎租90元,跌穿100元心理大關。

上述舖位成交呎價較高峰期急挫94%,亦令業內人士不勝唏噓。過去二十年受到中國內地自由行旅客帶動,香港零售業出現爆炸式增長,各品牌都急促擴充搶佔一線舖位,2008年卓悅化妝品店以58萬元租用上述舖位,每方呎為406元;在2012年浪琴表出手更狠,以多三倍月租即230萬元搶租,呎租狂飆至1,608元。

旺市用三倍價錢搶租

租用約八年後,本港受疫情蹂躪,各行各業大受打擊,浪琴表亦因此暫停營業,接近一年後才重新復業。不過抵得過疫情,卻捱不過通關,浪琴表於今年二月正式結業,舖位則要到上月方獲手機配件店接手,惟90元呎租比上手租戶1,608元急挫94%。

值得注意是新世界發展多年前已收購銅鑼灣波斯富街54至76號、利園山道25至27號快樂大廈等多個地段舊樓達八成以上業權,樓上單位已丟空多年,窗框、冷氣機被拆光,與附近大廈形成強烈對比。新世界在2022年申請強拍,項目地盤約19,831平方呎,預計可以地積比率15倍重建商廈,最高可建樓面料達297,465平方呎,當時每呎樓面地價估值約15,145元。

強拍縮沙成「常態」

不過時移世易,強拍申請需時,兩年之後的今天1.5萬元一方呎的估值是否現實,可能有商榷的餘地,但近年已有多個申請強拍的發展商先後縮沙。同樣位於銅鑼灣的希雲大廈,由金朝陽集團進行收購長達十七年,今年四月進行強拍程序,底價為24.25億元,但連金朝陽本身亦無派員到場競投,最終在沒有買家出價下流拍收場。

而香港首宗強制拍賣但流拍個案出現在2020年,當時寶聲集團持有的九龍城獅子石道73及75號全幢物業,底價逾2.233億元,不過寶聲代表沒有在拍賣場上出現;另一宗為2021年7月,「舖王」鄧成波家族申請強拍的尖沙咀加連威老道61至73號舊樓項目,當時波叔孻仔鄧耀昇雖有出席,但就沒有舉牌出價;翌年本地投資者朱鴻均透過戴德梁行強拍柯士甸道132至134號太極大樓,其代表到場後沒有領取號碼牌,無人出價下拍賣官收回物業。從多宗流拍事件,可見即使自己有份真金白銀收購單位,但投資者對後市仍然相當有保留。
