超級豪宅接連淪為銀主盤！ 淺水灣璧池獨立洋房近2億放售

經濟疲弱抵銷了樓市撤辣帶來的提振作用，銀主盤滾存量續高企逾300個，並逐漸蔓延至超級豪宅市場。由一名本地商家或相關人士持有的淺水灣璧池獨立洋房，剛遭銀主接管，並以近2億元放售，成為市場罕見的巨額銀主盤個案。分析指出，經濟疲弱的後遺症將陸續浮現，不排除有更多超級豪宅淪為銀主盤。雖然政府撤辣一度刺激樓市交投，但銀主盤滾存量回落速度仍然緩慢。截至上月底，銀主盤仍錄得約302個，僅較2月撤辣前的315個減少了13個，跌幅約4.1%。消息指，淺水灣麗景道璧池單號屋，實用面積2,821平方呎，採3層高設計，5房間隔，另連私人花園及車位，近日遭一間財務公司接管，並以近2億元放售，每平方呎叫價70,188元。這宗個案成為今年2月底中國恒大主席許家印名下山頂布力徑10號E屋銀主接管後，逾3個月來住宅市場上最大宗新增銀主盤個案。資料顯示，該物業由僑威（現稱天臣控股）前主席許經振或相關人士於1984年斥資380萬元購入，持貨期間曾多次抵押單位，包括2013年向今次接管單位的財務公司借貸，及2018年向另一間財務公司借貸1,000萬元。事實上，過去一年豪宅市場接連錄得巨額銀主盤放售個案。例如，南區Shouso
