買舊樓唔理樓齡 隨時Out Budget


早前的柴灣樂翠臺億元大維修成為城中熱話,業主不滿意法團未有公開工程合約及造價過高,每戶須支付$10萬維修費,引起業主強烈不滿,最終在特別業主大會以99%票數通過即時中止及暫停大維修承辦商工程合約,並選出新任大廈管理委員會成員。大維修工程不時引起爭議,「天價」圍標事件屢見不鮮,究竟為什麼大廈需要做大維修呢?其實樓與人一樣會隨著年齡增長,都會因為時間而出現不同大大小小的毛病,如漏水及大廈渠管滲漏等問題,因此要作預防性的檢查和維修,以保持樓宇的良好狀況。與此同時,政府於2012年6月30日推行「強制驗樓計劃」,規定樓齡達到30年或以上、樓高超過3層的私人樓宇,在收到屋宇署通知的指定限期內,須委任一名註冊檢驗人員驗樓。如須進行訂明修葺,有關業主須委任一名註冊承建商,並在註冊檢驗人員監督下進行所須的訂明修葺。在「強制驗樓計劃」下,檢驗範圍包括大廈外部構件及其他實體構件、結構構件、消防安全構件、排水系統,以及找出位於樓宇公用部分、公用部分以外的樓宇外部,或在樓宇面向或緊連的任何街道上的僭建物。由於物業維修費隨時會令你大失預算,若然業主有意購入買入一些超過30年的物業時,需要詢問大廈有否已進行大維修
