銀行鼓勵買家「遲買樓」?

地產業界今次齊心向金管局吐苦水,盤點銀行現時收緊按揭的情況。首先是銀行審批時間較長,到單位交收時按揭仍未獲批,令買家要取消交易。有銀行收緊「納米樓」按揭,令想買細單位收租的市民失去預算。想樓換樓的買家,受按揭供款年期由「75減人齡」縮至「65減人齡」影響,供款期縮短令這類買家考慮置業變得審慎。

中原集團創辦人施永青回覆《星島日報》查詢時,更直言有銀行向申請按揭買家表明「額度已滿,遲些才買樓。」他又指選擇建築期付款買家,因為銀行估價低失去預算,要四處撲錢完成交易。

至於最觸動業主神經的「Call Loan」,有業界代表指已在工商舖市場出現。香港地產代理商總會主席潘達恒表示,有客戶反映即使正常還款,仍被銀行「Call Loan」或須要償還部分貸款,形容商業市場亮起紅燈。

經民聯希望金管局與銀行商討放寬按揭,金管局回應將積極處理。但要留意銀行正面對信貸風險上升壓力,踏入業績期,港銀陸續提及關於內房財困衍生的問題,龍頭滙控強調過去一年困擾集團的內房債務問題,已有足夠撥備,不排除未來有需要再增加。金管局副總裁阮國恒上月亦提及,本地經濟活動受高息環境影響,港銀整體信貸環境面臨壓力,預期特定不良貸款比率是繼續有上升壓力。當前情況銀行要繼續管控信貸款險,要大幅放寬按揭門檻有一定難度,或許按情況作適量微調以回應地產業界的訴求。
