元朗新盤開價｜The YOHO Hub II 首批188伙折實均價14338元 較3年前同系新盤平28％ 新地雷霆形容「隨行就市價」

新地（016）及港鐵合作發展的元朗The YOHO Hub II 今日開價，首批涉及188伙，折實均價14,338元，較3年前對上一期The YOHO HUB I 首批折實均價19,899元，平約28%。同時，亦較去年同區新盤雨後略低。新地副董事總經理雷霆形容首批定價屬「隨行就市價」，並謂集團一向貼市價開盤，是次定價與上期景觀及位置有分別。

The YOHO Hub II首張價單涉及188伙，實用面積467至905平方呎，以即供最高設15.5%折扣計，折實價682.92萬至1,299.86萬元，折實呎價13,008至15,544元。首張價單戶型涵蓋兩房至三房，當中兩房涉71伙、三房涉117伙。入場單位為8座3樓D室，實用面積467平方呎，兩房間隔，折實682.92萬元，折實呎價14,624元。 三房方面，入場單位為8座3樓C室，實用面積537平方呎，折實價777.56萬元，呎價14,480元。

睇返同系對上一期The YOHO HUB I 在2021年12月公佈首批206伙，折實均價19,899元，事別三年，第二期首批折實均價賣平28％。至於同區新盤雨後在去年3月公佈首批68伙，折實均價14,491元。

中原地產亞太區副主席兼住宅部總裁陳永傑表示，是次項紀開價極吸引，較同區同系2021年第一期開價約有近三成折讓。元朗區累積大量換樓需求，根據中原樓市片區及2021年人口普查資料顯示，元朗區4人家庭比例達18.8%，全港排第二。YOHO HUB II 主打三房單位，正好切合元朗區內的換樓需求。元朗毗鄰關口，而且YOHO HUB屆現樓，屬內地客鍾情類別，料此項目內地買家佔三成。
