中國指數研究院:上半年新樓成交面積跌四成 6月跌幅收窄至兩成 (15:15) – 20240704 – 即時財經新聞

中國指數研究院指,預期在各項政策持續發力下,2024年下半年新房市場下行態勢將有所放緩,但由於居民收入預期、房價下跌預期尚未明顯改善,全國房地產市場仍面臨調整壓力,新房市場或仍處於築底階段。

該院指,在樂觀預期下,國企收儲加快,下半年全國新建商品房銷售面積與上年同期基本持平,全年按年下降10%左右;中性預期下,全年新建商品房銷售面積按年或下降14.9%;悲觀預期下,全年降幅約18%。

供應方面,新開工面積下行態勢難改,全年預計按年降幅仍較大;房地產開發投資額在低基數效應顯現下,下半年按年降幅或有收窄,但全年投資表現預計仍偏弱,項目「白名單」等政策深入推進落實,或將對投資產生一定支撐。

政策展望方面,該院預測下半年宏觀政策或進一步發力穩經濟,房地產政策預計將聚焦在「穩市場」、「去庫存」方面,配套政策有望繼續優化落實。

穩市場方面,部分城市仍有望繼續降低房貸利率、降低交易稅費,一線城市限購政策仍有優化空間,同時促進「好房子」建設的配套政策也有望繼續完善,帶動改善性住房需求釋放。

去庫存方面,各地國企收儲已建成未售新房預計將進入實際落地階段,同時南京、鄭州等國企「收舊換新」模式或將得到推廣,此外,通過收回、收購等方式盤活存量土地的政策也有望取得進展。
