吳天海:若美國9月減息 冀港樓未來6-12個月成交增樓價穩

九龍倉(00004)上半年基礎淨盈利按年增加9%至19.79億港元，主要因為發展物業作出的減值撥備減少。該集團主席吳天海於業績發佈會表示，雖然撥備減少，但還是要撥備，而物業發展的減值是會影響派息，希望下半年不用再撥備。他稱，集團當然希望派多些息給股東，但派息多少也要平衡集團的發展，倘若下半年沒有大家估計不到的事件或金融危機發生，預計全年派息可維持這個水平。除派息外，吳天海指，集團主要靠做好業績支持股價，其他都是「虛的」，但他補充，回購又是另一回事，而集團暫未有大型回購計劃。對於本港樓市，吳天海表示，香港正面臨高利率及高匯率的兩高問題，若美國聯儲局真的落實在9月起減息，他估計港樓的兩高問題在未來6-12個月開始紓緩，希望屆時港樓成交會增加，樓價可回穩。至於內地樓市，吳天海稱，九倉自2018年起已沒有在內地購地，而最近與內地同業交流時，他們理解三中全會的態度是中央的政策會為內地樓市起補底作用，惟最終能否達到補底功能，需要未來6個月觀察成效。九倉截至6月底，長期投資總額為377億港元，較去年底的424億港元，下跌11%，但吳天海稱，集團自2018年起開始作長期投資，至今已有微利，當中的股息收
