Bill Gates Trimming Real Estate Holdings, Lists Secondary Home For $4.8M

Microsoft Corp. co-founder Bill Gates has listed a four-bedroom, 2½-bathroom home in Medina, Washington, for $4.8 million, a year after he said that he would never “downsize” his extensive holdings in the Pacific Northwest, according to Realtor.com.

The 2,780-square-foot house is adjacent to Gates’ primary residence, Xanadu 2.0. While the listed home is modest compared to the $130 million estate next door, it’s a significant piece of the protective buffer Gates has spent decades building.

Gates purchased the home in 1995 for $1 million, a year after his marriage to Melinda French Gates, Realtor.com reported. For nearly 30 years, the residence was part of a strategic acquisitions strategy. Between 1990 and 1997, he snapped up numerous bordering parcels to ensure the privacy of his 66,000-square-foot compound.

It’s not the first time Gates has tested the Medina market. In 2024, he sold another neighboring property for $4.85 million after it spent only a few days on the market.

Despite the latest listing, Gates continues to hold several other parcels and at least two additional homes around Xanadu 2.0 through various limited liability companies.

Key features of the home include views of Lake Washington, the Seattle skyline and the Olympic Mountains and a primary suite with French doors leading to a private deck, a kitchen with granite countertops and updated stainless steel appliances.

“Perhaps the most compelling feature of this property is its dual personality: a pristinely maintained ode to a bygone era, yet full of potential for the next chapter,” according to the listing, which is held by Kim Florence of John L. Scott Real Estate – Mercer Island. “Will you keep its lovely charm or capitalize on the extraordinary possibilities?”

Even if the sale closes at full asking price, it’s a drop in the bucket for Gates, who has a net worth of $106 billion.

Following his divorce from Melinda French Gates in 2021, Gates retained a massive California real estate portfolio, including a $43 million Del Mar beach house, and an $18 million equestrian ranch in Rancho Santa Fe and multiple horse farms in Florida and New York, according to Realtor.com.

For now, the Xanadu 2.0 fortress remains his home base.
