Oracle Corp. has begun laying the groundwork to start construction on its new headquarters campus in Nashville.
The tech giant has been planning its Nashville hub since at least 2021, when the project was first publicly announced. Now, demolition and other prep work has begun.
Oracle owns more than 70 acres of land in the River North area of Nashville’s East Bank. Some parcels it owns are home to warehouses and other industrial buildings. The company has begun the demolition process for some of those buildings to clear the way for sweeping redevelopment set to finish by 2031.
“We have started demolition on the site of Oracle’s new Nashville campus,” Oracle’s Senior Vice President of Real Estate and Facilities Don Watson wrote in an email. “We are excited to continue to expand our presence in Nashville and continue to work closely with the city and the community as the project moves forward.”
A greenway extension along the Cumberland River, which the company committed to funding back in 2021, has already been under construction for several months. Other site work, including prepping for the installation of water and sewer lines at multiple parcels, has also begun, according to permits filed with Metro.
It is unclear when Oracle will begin vertical construction on its office buildings, but work is slated to be complete by 2031.
Oracle owns more than 70 developable acres of land on Nashville’s East Bank, along the Cumberland River across from the city’s historic downtown. It’s in the River North area, which is also home to The Landings at River North, a mixed-use development owned by MRP Realty and Creek Lane Capital. TopGolf is also nearby.
The company revealed in October 2025 it would partner with Nobu Hospitality to bring a luxury hotel and restaurant to its headquarter campus along the river. It is unclear which parcel owned by Oracle will be home to the hotel.
Oracle has also committed to building a pedestrian bridge crossing the river from River North to the Germantown area. The construction timeline for that aspect of the project is also unclear.
At the 2024 Oracle Health Summit in Nashville, Oracle cofounder Larry Ellison outlined plans for a campus integrated with the surrounding community, including a medical clinic and a park.
“We found this beautiful campus right on the river. It’s not going to look anything like a corporate campus,” Ellison said. “What we’re building is a park. A park first that has buildings in it. Those buildings are not only office buildings and include a community clinic with the very latest versions of our software.”
Oracle has partnered with Meharry Medical School as part of its Nashville expansion, with plans to build a student innovation center on the company’s planned East Bank campus.
The partnership also includes a Meharry-operated health clinic and wellness center, placing medical education and community health services directly within Oracle’s development.
Separately, Oracle has signed a deal with Ascension Saint Thomas, one of Middle Tennessee’s largest hospital systems, to deploy Oracle Health technology across Ascension’s regional locations. The agreement focuses on health‑care data and clinical systems rather than new facilities on the campus.
