Plans to redevelop a 17th century farmhouse have been submitted. Graham Valentine of CMV Property Ltd applied to Peterborough City Council for full planning permission and listed building consent to carry out the works at 18 Church Street, Stanground.
The proposals would see the subdivision of the Grade II listed farmhouse into two new homes, the conversion and extension of a historic barn into a third new home, and the demolition of a row of garages to make way for a fourth.
Planning documents claim the layout of the farmhouse “naturally lends itself to two dwellings”, with separate staircases and entrances.
Internal alterations would be minimal and reversible according to the plans, limited to partition reinstatement and blocking one doorway.
The barn conversion would see the building repaired in common brickwork with matching extensions. The modern concrete tiles would be replaced with clay pantiles to match existing traditional roofs while openings would face inward, maintaining a non-domestic outward appearance.
A three-bedroom bungalow would be constructed in place of the existing garages in a barn-style vernacular with restrained detailing.
“Its height and siting ensure subservience to the listed building,” the design and access statement reads.
The applicant claims that the proposals would deliver the sensitive repair and long-term conservation of a Grade II listed building, as well as enhance the setting of the farmhouse through removal of poor-quality structures.
“The scheme represents a balanced and policy-compliant approach that safeguards the architectural integrity of Manor Farmhouse, revitalises an underused site, and contributes positively to the Stanground Conservation Area and local housing provision,” the design and access statement adds.
Two on-site parking spaces per home plus provision for visitors are proposed. City council planners will make a decision on the application at a later date.
