吳天海:若美國9月減息 冀港樓未來6-12個月成交增樓價穩

九龍倉(00004)上半年基礎淨盈利按年增加9%至19.79億港元,主要因為發展物業作出的減值撥備減少。該集團主席吳天海於業績發佈會表示,雖然撥備減少,但還是要撥備,而物業發展的減值是會影響派息,希望下半年不用再撥備。他稱,集團當然希望派多些息給股東,但派息多少也要平衡集團的發展,倘若下半年沒有大家估計不到的事件或金融危機發生,預計全年派息可維持這個水平。除派息外,吳天海指,集團主要靠做好業績支持股價,其他都是「虛的」,但他補充,回購又是另一回事,而集團暫未有大型回購計劃。對於本港樓市,吳天海表示,香港正面臨高利率及高匯率的兩高問題,若美國聯儲局真的落實在9月起減息,他估計港樓的兩高問題在未來6-12個月開始紓緩,希望屆時港樓成交會增加,樓價可回穩。至於內地樓市,吳天海稱,九倉自2018年起已沒有在內地購地,而最近與內地同業交流時,他們理解三中全會的態度是中央的政策會為內地樓市起補底作用,惟最終能否達到補底功能,需要未來6個月觀察成效。九倉截至6月底,長期投資總額為377億港元,較去年底的424億港元,下跌11%,但吳天海稱,集團自2018年起開始作長期投資,至今已有微利,當中的股息收
