去深井食燒鵝即興睇樓! 「Ken Sir」350萬買浪翠園兩房 低估價約一成

隨著樓市氣氛回暖,不少投資者亦加緊部署。晉誠地產高級營業經理鄧錦雄表示,該行近日促成一宗深井浪翠園買賣,成交單位為3座高層C室,實用面積484平方呎,屬兩房戶,以350萬元易手,成交呎價約7,231元。

新買家為資深投資者「Ken Sir」呂宇健。代理透露,他近日與朋友在深井食燒鵝期間,留意到浪翠園樓價「低水」兼環境清幽,遂即興睇樓並拍板入市。買賣雙方經議價後,最終以350萬元成交。消息指,「Ken Sir」計劃將單位作短炒投資之用。

原業主於1997年以約249萬元購入上述單位,持貨近29年,是次以350萬元轉手,帳面賺約101萬元離場,期內升值約40.6%。

多個本地傳媒指,該單位在中銀及滙豐的估價分別為398萬元及385萬元。以成交價350萬元計,較兩者估價分別低約12.1%及9.1%,即約低一成至逾一成。至於28Hse估價方面,如以同類單位作參考(例如3座中高層C室),現時估值約為385萬元;按此推算,成交價較該估值低約9.1%。

浪翠園位於深井青山公路青龍頭段18號,由新鴻基發展,1992年起入伙。屋苑共分5期,合共15座,提供2,389伙。翻查28Hse最新放盤資料,現時屋苑有多個單位放售中。其中第10座高層兩房單位,實用面積同為484平方呎,與上述成交單位相若;單位向南,享全海景,叫價508萬元,呎價約10,496元。至於入場放盤,則為3座中層E室,實用面積454平方呎,兩房間隔,望山景及樓景,叫價370萬元,呎價約8,150元。

另外,「Ken Sir」呂宇健近日頻頻買賣物業。入市方面,他以「一炮過」299萬元買入荃灣荃威花園兩房單位;另以2,246.8萬元一手購入華懋發展的西貢白沙灣新盤 WHITESAND COVE,為一伙4房連平台特色戶及車位,並計劃作自住用途。

沽貨方面,他近日以420萬元售出荃灣中心一個高層單位,較其於2025年2月購入價315萬元,帳面升值約33%,帳面獲利約105萬元。此外,他亦沽出九龍站擎天半島一伙3房單位,作價1,708萬元,較銀行估價高出逾1成;持貨僅約1年轉手,帳面賺323萬元。若以他上月兩宗短炒計,合共獲利約428萬元。
