香港北角的樓市近期錄得一宗特色租賃案例。位於馬寶道28號的華滙中心，一個全層單位目前以每平方呎僅10元的價錢出租，此價格較一般市場租金低逾五成，月租金達近11萬元，成為市場注目焦點。該單位的建築面積約為10963平方呎，由慈善團體樂施會持有。樂施會於2006年以3617.8萬元購得此物業，原先作為自用，但近年轉為出租以增加收入。美聯商業的高級區域營業董事周晉旭指出，目前華滙中心的市場租金約為每平方呎22元，而目前這個單位的出租價格比市場低54.5%，屬於極具吸引力的投資機會。此外，對比同區其他商業地產如柯達大廈2座，今年的成交租金介乎每平方呎11至18元，顯示北角地區的商業租賃市場正面臨壓力，租金普遍偏低。在其他樓市交易方面，英皇集團相關人士最近以3347萬元售出油塘高輝工業大廈A座6樓1室，建築面積約11380平方呎，平均呎價達2941元。此外，華懋集團以1380萬元售出位於葵涌榮芳路的葵樂大廈地下C舖連閣樓，建築面積2738平方呎，呎價約5040元，成交價比原叫價低1420萬元或50.7%。這些案例反映出香港樓市的多樣性及各區域的市場動態，投資者和租戶需留意不同地區的價格波動及投資
